How to Choose the Right Ziptrack Fabric for Singapore’s Sun, Rain and Privacy Needs
Choosing a Ziptrack blind system is the easy part. The harder decision — and the one that most homeowners underestimate — is choosing the right fabric.
The fabric you select determines how much sun gets in, whether rain stays out, how much of your view you keep, how private your balcony feels from neighbouring units, and how cool your space stays in Singapore’s heat. Get it right and your outdoor space becomes genuinely usable year-round. Get it wrong and you’ll either be squinting against the glare, getting wet when it rains, or staring at an opaque wall where your view used to be.
At SmartZip®, we use premium Phifer fabric from the USA — one of the most trusted outdoor blind fabric brands in the world, used across Singapore’s condos, landed homes, and commercial spaces. This guide walks you through everything you need to know to choose the right Ziptrack fabric for your specific needs.

ToggleThe Concept You Need to Understand First: Openness Factor
Before anything else, you need to understand the openness factor — the single most important number when choosing outdoor blind fabric.
The openness factor is the percentage of the fabric that is open — in other words, how much light, air, and visibility passes through. A lower openness factor means tighter weave, more UV blocking, more privacy, and less view. A higher openness factor means more open weave, more airflow, clearer view, but less protection.
Here’s how the numbers translate in practice:
| Openness Factor | UV Blocked | View | Privacy | Rain Protection |
|---|---|---|---|---|
| 1% | ~99% | Slightly tinted | High | Water-repellent (not fully waterproof) |
| 3% | ~97% | Clear with mild tint | Moderate–High | Water-repellent |
| 5% | ~95% | Clear, minimal tint | Moderate | Water-repellent |
| 0% (Blackout/PVC) | 100% | None | Full | Fully waterproof |
SmartZip®’s Phifer fabrics are available in 1%, 3%, and 5% openness, as well as fully opaque waterproof options — giving you precise control over exactly what your outdoor space needs.
The Four Key Factors to Decide Your Fabric
Factor 1: How Much Sun Do You Get?
Singapore’s UV index sits in the “very high” to “extreme” range virtually every day of the year. But not all balconies are equally exposed.
West-facing balconies receive direct afternoon sun from around 1pm to 6pm — the most intense period of the day. The heat and glare can make the balcony completely unusable during these hours without adequate shading. For west-facing exposures, a 1% openness fabric is strongly recommended. Phifer’s 1% fabric blocks approximately 99% of UV rays, dramatically reducing heat gain and glare while still allowing you to see out during daylight hours.
East-facing balconies catch the morning sun, which is generally less intense. A 3% or 5% openness fabric is usually sufficient to take the edge off the morning glare while preserving a more open, airy feel.
North or south-facing balconies receive indirect sunlight with minimal direct sun exposure throughout the day. A 5% openness fabric is typically ideal here — you get the view and the breeze, with just enough UV filtering to be comfortable.
SmartZip® Tip: If you’re unsure of your orientation, check your unit facing on your floor plan, or simply note which time of day your balcony gets the strongest sun. That single observation will point you toward the right openness factor.
Factor 2: How Much Rain Protection Do You Need?
Singapore receives an average of 2,165mm of rainfall per year, with sudden heavy downpours that can arrive within minutes and drench an open balcony instantly. Your rain protection needs depend on two things: how exposed your balcony is, and how you plan to use the space.
Covered balconies with overhead shelter — if your balcony has a ceiling or roof overhang, rain typically only enters at an angle during windy weather. A mesh fabric (1%–5% openness) with water-repellent coating is usually sufficient. Rain at a light to moderate angle is shed by the tight weave, though very heavy wind-driven rain may still push through.
Fully exposed balconies or open patios — if your outdoor space has no ceiling cover and is directly exposed to rain from above and the sides, you need a fully waterproof fabric. SmartZip®’s opaque PVC options provide 100% rain-out protection — when the blinds are fully closed, no rain enters the space at all.
Commercial spaces — restaurants, cafés, F&B outlets — for any outdoor dining or commercial space that needs to operate through rain, a clear PVC or opaque waterproof fabric is the right choice. These allow the space to remain in use regardless of weather, which has a direct impact on revenue.
Factor 3: How Much Privacy Do You Need?
Privacy requirements vary significantly depending on where your unit is located and how close your neighbours are.
High-floor units with distant or no neighbouring views — you have the luxury of choosing fabric primarily for sun and rain control without worrying too much about privacy. A 5% or 3% openness fabric gives you the clearest, most unobstructed outward view of any mesh option.
Mid-floor condo units with facing blocks nearby — this is the most common scenario in Singapore’s dense housing environment. If you can see clearly into a neighbouring building from your balcony, they can see into yours. A 1% openness fabric provides “one-way” daytime privacy — you can see out clearly, but neighbours looking at your blind from outside see only a dark screen with no view through. Note that at night, when your interior lights are on, even a 1% mesh can show silhouettes.
Ground floor units or low-rise homes with street-level exposure — for maximum privacy at all hours, a fully opaque fabric is the right choice. This blocks all external view entirely, day and night.
HDB corridor-facing windows — if you’re using Ziptrack on an indoor-facing application where neighbours walk past at close range, an opaque or 1% fabric is recommended for consistent privacy.
Factor 4: How Important is Your View?
One of the most common concerns Singapore homeowners have before choosing outdoor blinds is: “Will I lose my view?”
The answer depends on the fabric you choose — and the good news is that with the right selection, you can keep your view while still getting meaningful sun and rain protection.
5% openness fabric — barely perceptible when lowered. The weave is so open that sightlines through the blind are almost as clear as unobstructed glass. You’ll notice a very slight tint, but the view is essentially intact.
3% openness fabric — a light tint is noticeable but the view is still clear. Most homeowners describe this as similar to lightly tinted glass — you can still fully appreciate the skyline, pool view, or garden.
1% openness fabric — a more noticeable darkening effect, similar to moderately tinted windows. The view is still fully visible, but colours appear slightly muted during daylight. At night, the interior glow reverses this and the view through the blind from inside may be reduced.
Opaque / PVC fabric — the view is completely blocked when the blind is lowered. This is suitable for spaces where privacy or full rain protection takes priority over the view — service yards, side walls, or spaces without a significant view to preserve.
SmartZip® Tip: For condo balconies with panoramic views, a 3% or 5% openness fabric is the most popular choice — it preserves the view you paid for while still giving you meaningful sun and weather control.
SmartZip®’s Phifer Fabric Range: What’s Available
SmartZip® uses Phifer fabric from the USA — one of the world’s leading manufacturers of outdoor solar screening and blind fabric. Phifer’s SheerWeave® and SunTex® ranges are GREENGUARD® certified, fire-resistant, and tested for outdoor durability in tropical climates.
Phifer Mesh Fabric — 1%, 3%, 5% Openness
The workhorse of Singapore’s outdoor blinds market. Water-repellent coating sheds light to moderate rain while maintaining maximum airflow. Available in a range of neutral colours (charcoal, grey, white/bone, beige) that complement both modern and classic exteriors.
Best for: Covered balconies, east/north/south-facing units, homeowners who want to keep their view.
Phifer Blackout Fabric — 0% Openness
A fully opaque, non-perforated fabric that blocks all light, all UV, and provides full visual privacy. When paired with a waterproof track system, it also provides excellent rain protection for side walls and enclosed spaces.
Best for: Service yards, bedrooms with direct sun exposure, spaces requiring full privacy, or supplementary side panels in a full balcony enclosure.
Clear PVC / Transparent Waterproof
A near-transparent, marine-grade PVC panel that provides 100% waterproofing while maintaining outward visibility. Popular with commercial F&B operators and homeowners with premium views who need full weather protection without sacrificing sightlines.
Best for: Fully exposed patios, restaurants and cafés, high-floor units with standout views that can’t be sacrificed.
Fabric Recommendation by Room and Use Case
| Location / Scenario | Recommended Fabric | Openness |
|---|---|---|
| West-facing condo balcony | Phifer Mesh | 1% |
| East-facing HDB balcony | Phifer Mesh | 3–5% |
| Panoramic view condo | Phifer Mesh | 3–5% |
| Ground floor privacy concern | Phifer Blackout | 0% |
| Fully exposed patio (rain protection priority) | Clear PVC | 0% (transparent) |
| Commercial outdoor dining | Clear PVC or Blackout | 0% |
| Service yard / side wall | Phifer Blackout | 0% |
| Balcony gym or workspace | Phifer Mesh | 1–3% |
One More Thing: Fabric Colour Matters Too
Beyond openness factor, fabric colour affects how much heat is absorbed versus reflected. Lighter colours (white, beige, light grey) reflect more sunlight and keep the space beneath noticeably cooler. Darker colours (charcoal, dark grey) absorb more heat but offer slightly better daytime privacy from the outside.
In Singapore’s climate, light to mid-grey or charcoal with a reflective weave is typically the best balance — it manages solar heat gain while maintaining a clean, modern aesthetic that complements most contemporary interiors.
